Understanding FOIR

FOIR — fixed obligation to income ratio — is the share of your monthly income already going to fixed dues: EMIs, card minimums, rent in some cases. Lenders typically want it under 50–60% after the new loan. It is the first filter every application passes through.

Every running EMI, credit-card minimum dues and, for some lenders, house rent. Utility bills and groceries do not count.
Close small loans, pay down card balances, or add a co-applicant's income before applying.
